Building a home here is pretty straightforward but the are some basic rules designed for the betterment of all residents:

  • Pre-Approval of the plans by the Architectural Review Committee (Board of Directors).
  • There is a One Time fee of $852.50 due within 30 days from the date the permit has been issued.
  • The Home must be a Single Family Dwelling 2 stories Maximum Height, a Minimum of 1200 Sq Feet living space. No Mobile or Modular Homes allowed.
  • No trees greater than six (6) inches in diameter should be removed except when needed for the preparation of the building site and driveways. Exceptions to this rule can be made with the permission of the Board of Directors.
  • The Outside Portions of the Home must be completed within a year from start of construction.

The rules above are condensed from the association Bylaws & Restrictive Covenants. Please refer to those rules for the final say in all matters. These rules are also subordinate to all Local, County, State and Federal construction and housing rules.

The One Time fee is calculated at 2.5 times the Developed Lot Annual Fee ($301X2.5=$752.50).
Plus the difference between the annual fee of a developed lot and a undeveloped lot ($301-$201=$100).
$752.50 + $100 = $852.50
